Exterior System AC Unit Maintenance

Look for signs of refrigerant leaks

Low refrigerant levels are a common cause of underperforming AC systems. During our assessment, we'll ask you about your satisfaction with your system's cooling performance. If your air conditioning system is functioning normally and there are no signs of leakage, we'll proceed accordingly. However, if you're not getting enough cool air for your comfort, we will check the refrigerant. Also, we will be looking for any evidence of leaking during our appointment. If we find an issue, we'll provide recommendations on what we can do to fix the problem.

Test the HVAC contactor

The contactor serves as an electrical switch responsible for activating the compressor and fan in your outdoor unit. Various issues may arise with the contactor, influenced by factors such as age, usage, and exposure to environmental elements. To ensure its proper function, we'll conduct thorough testing using a multimeter to verify that it is doing its job.

Check and test the capacitor

At times, a simple visual inspection of a capacitor can reveal a potential problem. If it looks like there are signs of leakage or bulging, then these are clear indicators that a replacement is necessary. However, a faulty capacitor may not always show visible signs of malfunction. We’ll often use a multimeter to test capacitors based on their age or performance. We want to ensure that every capacitor in your system meets its rated specifications.

Check the amperage draw when starting up

When your AC system kicks on, it’s using a fair amount of power to begin working on blowing cool air into your home. Using a voltage meter or multimeter to see how much power it’s drawing when it starts will provide us with information regarding your AC system. The diagnostic results can point to other problems regarding refrigerant, wiring, tubing, and the cleanliness of your system.

Clean coils on compressor

Because of their location outside, coils can gather dirt, dust, leaves, and cobwebs over the course of a year. (Some homes can get a lot of dust here in Texas.) We will clean the insides of the compressor from debris and then wash the coils thoroughly to remove any material that might affect your AC system’s ability to cool your home.

Check fan unit operation

Sometimes, the fan unit on your outdoor unit can be thrown off balance, causing it to wobble a little and, over time, it might even make some unwanted noise. If there is an issue with the fan, we can usually find the source and make a recommendation to help the unit run more quietly.

Interior System AC Unit Maintenance

Check air filter

We check your air filters during every maintenance visit. Clean filters not only improve your indoor air quality but also help your AC run smoother and last longer. Replacing them regularly is a simple way to save money and breathe easier all summer.

Amperage and capacitors

We meticulously inspect any additional capacitors within your indoor system, often identifying potential future issues through visual examination. Additionally, we assess their overall performance to gauge the capacitor's health.

Air handler evaluation

The air handler plays a crucial role in facilitating airflow throughout your home. We thoroughly inspect its functionality to ensure optimal performance.

Condensate pump and drain pan

Our inspection includes an examination of the condensate pump and pan. We administer safe chemicals to maintain water cleanliness and prevent buildup.

Drain line inspection

During maintenance visits, we allocate time to clear any debris from the condensate drain line, blowing them out to ensure they are clear and flowing right.
